Softwashing Away Black Spot, Algae, Lichen etc

Coming out of winter and into Spring we all begin to imagine using our garden space far more often. The UK weather over the last two years has been extremely harsh on our outdoor surfaces and walls, etc. Many of us will be viewing our patios etc covered with a biofilm of algae, lichen etc. just as showing in the photo below....

There are many causes to the development of blackspot, lichen etc - dampness, overhanging trees, close proximity of bushes, poor drainage etc. In many cases there are limited options to curtail the causes. However, these eyesores can easily be treated with a combination of gentle jetwashing, so as not to roughen up soft stone e.g. Indian Sandstone or worsen already damaged stone, and softwashing. Ongoing treatment by way of an annual maintenance plan will certainly help keep these issues at bay for future seasons.


Jetwashing is an environmentally friendly cleaning method. It's the high pressure jetting of water, nothing added. The process of softwashing involves the use of chemicals many of which are biodegradable and relatively harmless if used as directed. Various combinations of treatment are available, your external cleaning professional will know what's best for your particular circumstances.

Once cleaned and treated with chemicals, we can then look to further prevent the return of black spot etc, with use of a biocide, such as Pureseal's Bac 50.
